Plumber and repairs in Los Cristianos
Holiday blocks, communities and rental flats: in Los Cristianos a fault rarely affects one property only. We come, trace the source and leave it documented.
Los Cristianos is a dense town centre, with a lot of 1970s and 1980s building, shared soil stacks and flats that change occupant every week. The consequences are always the same three:
- The stain shows in one flat and the source is in another. Without tracing the cause, the argument between neighbours never ends. With a camera, tracer gas and a photographic report, it does.
- Time costs money. A rental apartment with the water off is a cancelled booking. We prioritise faults that put a property out of use.
- Salt and limescale. This close to the sea, taps, flexible hoses and water heaters have a shorter life. Many "leaks" here are corroded fittings, not broken pipes.
If you manage apartments, you get a direct number, 24 h availability and the option for us to enter with the guest in residence, letting them know beforehand. We send photographs of the work done so you can show the owner or the guest. We work in English, Spanish and Italian.
Inspection of communal soil stacks, tracing of water coming through between floors, and a photographic report for the committee or the insurer. A single point of contact for the whole building. Insurance claims
What changes with the season
In Los Cristianos the calendar is set by occupancy. In high season the buildings run at their limit: more showers at once, more load on the soil stacks, more real blockages. What is a slow drain in January is a neighbour with water in the hallway in August.
Three things we see here again and again. First, shared soil stacks in older buildings with connections added in different decades: the blockage forms at the third-floor bend and comes out of the shower tray on the first. Second, apartments closed for weeks: the traps dry out, smells come in, and the owner thinks there is a leak when all that is needed is a bucket of water before leaving. Third, taps eaten by salt air in flats with a sea view — precisely where salty air comes through the window all day.
For communities and rental managers: inspecting the soil stacks before high season prevents half of the August emergencies, and takes a single morning.
